30 Semple Street, Edinburgh’s newest and one of the city’s greenest office developments, has secured its first pre-letting.

Six months prior to completion of building works, Hymans Robertson is the first tenant to sign up to 30 Semple Street, the class-leading office development being undertaken by Corran Properties Limited on behalf of CBRE Investment Management in Edinburgh’s prime Exchange District.

The independent pensions and investment advisory firm has committed to lease the 5th and 6th floors – extending to 14,700 sq. ft. – along with roof-top terraces, which provide exceptional views over Edinburgh’s famous skyline. 

30 Semple Street is setting new standards in the Scottish office market for its environmental standards, which includes being the first to achieve BREEAM ‘Outstanding’, a design-reviewed NABERS 5* target rating and a platinum AirScore, amongst many other accreditations. CBRE Investment Management’s ambition to achieve such high ESG – Environmental, Social and Governance – standards was important to Hymans Robertson.

With construction works ongoing, the 57,000 sq. ft. building is due to complete in September 2024.  The landlord’s team was represented by Knight Frank, Cuthbert White and Brodies. Hymans Robertson was represented by Cushman & Wakefield and Burness Paull.
