New branding and £3M refurb for iconic Glasgow building

AN iconic character of Glasgow’s skyline, the building previously known as Tay House – which uniquely, crosses the M8 motorway – is set for a full rebrand and £3m refurbishment, and has already signed up new tenants.

London & Scottish Property Investment Management, (LSPIM), on behalf of Regional REIT, has begun the transformation of ‘300 Bath Street’, which offers Glasgow’s biggest floorplate on its third floor.

The refurbishment will comprise a striking new entrance foyer with feature reception zone and brand-new wellbeing zone for people actively travelling to work.

Two tenants have already signed to the newly re-named building – engineering consultancy Fairhurst (10,500 sq.ft.), and LSPIM (9,450 sq.ft.), who will actively manage the building from their new base there. 

Offering flexible leases and column-free floorplates of up to 30,000 sq.ft., 300 Bath Street sits at the apex of the vibrant Charing Cross and Finnieston areas.  Just seconds from Charing Cross train station, the immediate neighbourhood offers retail, restaurants, cafes and bars on Sauchiehall Street, North Street and Woodlands Road.   

Elliot Cumming, Senior Asset Manager at LSPIM , said: “300 Bath Street is one of Glasgow’s best-known landmarks, stretching across the M8 and linking the West End to the City Centre. It’s a very recognisable and unique building, which we will be breathing new life into.”

“Our transformation will be more than simply changing the name. We will be improving its specification to meet today`s occupier requirements, including a new feature entrance, and expansive wellbeing amenity, including cycle storage, new showers and a drying room.”

Alan Blair of long-established Glasgow engineering consultants Fairhurst Group LLP, who have recently taken 10,000 sq.ft. of refurbished space commented: “Fairhurst are delighted to have secured a new base for our Glasgow office and look forward to growing our business from here for many years to come.”

Fairhurst were advised by Savills.

The refurbishment of 300 Bath Street is due for completion in early 2023. Agents for the building are Ryden and Knight Frank and the refurbishment architect is Michael Laird Architects.

Regional REIT Limited, a specialist in UK regional offices, have recently expanded their holdings via an acquisition of a portfolio of 31 high quality office assets for £236.0 million.
