Vita Group has completed the acquisition of 15 Dalkeith Road, a prominent site on a main route into Edinburgh’s city centre, previously occupied by Scottish Widows. 

The site is located within Edinburgh’s South Side Conservation Area, and Vita Group will now work within the existing planning consent and the Council’s City Plan 2030 policy framework to bring forward deliverable plans that make the most of the location.

The distinctive hexagonal buildings have been vacant since 2020, and the 2023 consent covers selective demolition, extension, and refurbishment to deliver a mixed-use scheme that includes 57 affordable homes. 

Vita Group has committed to proceeding with the affordable component as a priority and is in active discussions with housing partners with the intention of commencing site works in late 2026.

Mark Oakes, Vita Group’s Chief Investment Officer, commented: “We have acquired 15 Dalkeith Road unconditionally and are committed to working closely with the Council to bring forward a high-quality scheme that respects Edinburgh’s built heritage and the site’s natural setting.

“Delivering the affordable housing element is a clear priority, and our focus is now on refining proposals for the entire site that make a meaningful contribution to the city’s housing needs and wider economy.”

Vita Group has a strong track record in delivering complex regeneration projects, particularly where large, vacant or historically sensitive buildings require long-term stewardship. In Scotland, this includes the recent acquisition of Glasgow’s Met Tower, where Vita Group is progressing a residential-led regeneration of the long-vacant listed building.

Vita Group’s UK and European portfolio spans residential, student housing, young professional co-living, and hospitality, including hotels. In Scotland, the portfolio comprises approximately 3,030 operational or under-development residential and student beds across seven sites in Edinburgh and Glasgow.
