BLUEWATER Scotland LLP, represented by Montagu Evans and JLL, has let two further buildings at its Cunningham Road development in Stirling, bringing Clearwater Kitchens and Connection Retail to its site.
Both new tenants will join Vestas in the first speculative development in the city in ten years.
The site, on Cunningham Road in the Springkerse Industrial Estate, comprises up to seven industrial units ranging from 2,460 sq ft (228 sq m) to 5,799 sq ft (538 sq m), designed to fall into use classes 5 and 6.
Unit 1 (5906 sq ft/548.67 sq m), Unit 3 (4813 sq ft/447 sq m), Unit 4 (2460 sq ft/ 229 sq m) and Unit 7 (5,799 sq ft/ 539 sq m) are available to lease with quoting rents remaining at £8 per sq ft.
The units, which have customer car parking, have been constructed to a high standard in steel portal frame with high-quality Kingspan cladding and six-metre high eaves. Each unit benefits from a welfare block together with electronic roller shutter door, lighting, three-phase power and a broadband connection.
John Quinn of Bluewater Scotland LLP commented: “We are delighted to welcome our new tenants to Cunningham Road. Stirling has always been a prosperous site for distributors and trade operators alike. We have been developing a portfolio of industrial space in several locations in Scotland over a number of years, but Stirling has always been our favoured location.”
Bryce Stewart, Partner in Montagu Evans’ Edinburgh office, said: “This is the first speculative development in Stirling for more than a decade. There is clear demand here for mid-size, flexible business space, especially from the trade and distribution sectors, and we are seeing a great deal of interest in the units already.”
Andrew McCracken Director of JLL added, “this now sees the development at 40% let and we hope to make further announcements in the near future.”
The site sits just off Stirling’s ‘motor mile’, with local occupiers including Enterprise car rental, Martin Plant Hire, Travis Perkins, Jewson, Howden Joinery and Dingbro.
