Clyde Gateway has unveiled proposals for a new high-value manufacturing facility in Glasgow’s east end, as part of its ongoing efforts to regenerate the Dalmarnock area.
The proposed 4,000 square metre development — known as X Works — would accommodate up to four separate businesses, offering a flexible shell-and-core layout that can be adapted to meet the needs of a wide range of industrial tenants.
The site, located between Dalmarnock Road, Poplin Street and Bartholomew Street, is being targeted at sectors including engineering, medical technology, renewable energy, bioscience and digital innovation. Facilities would include a mix of office space, laboratories, incubators, prototyping zones and R&D capabilities.
A spokesperson for Clyde Gateway said the development aligns with local and national regeneration goals and is designed to support economic growth, job creation, and infrastructure development:
“By delivering a high-value manufacturing facility, the project aligns with both local and national regeneration priorities, supporting job creation, economic expansion, and infrastructure enhancement.”
The project forms part of Clyde Gateway’s wider strategy to transform Glasgow’s east end into a hub for sustainable business growth and employment. Backed by Glasgow City Council, South Lanarkshire Council and Scottish Enterprise, and supported by Scottish Government funding, the partnership is focused on revitalising communities including Bridgeton, Dalmarnock and Rutherglen.
According to the application, X Works will deliver modern IT infrastructure and services at a competitive rate, helping to attract new and growing businesses to the area.
