A derelict abattoir on Strathtay Road in Perth could soon become Scotland’s first purpose-built modular self-storage park, following newly lodged plans with Perth & Kinross Council.
The site, formerly the ABP meat packing factory and vacant since the 1960s, is earmarked for a phased redevelopment to deliver 116 drive-up storage units aimed at local businesses, households, and tradespeople.
The proposal, submitted as a pre-application enquiry, details the demolition of the existing structure, deemed beyond economic repair due to advanced structural failure, hazardous materials, and deteriorating conditions uncovered in a survey by Graham + Sibbald chartered surveyors.
SRA Ventures, led by Scottish entrepreneur Shaf Rasul, plans to introduce “Stronghold” modular units featuring aerogel insulation – originally developed by NASA- making climate control possible without heating or ventilation.
Access to the storage park would be fully automated via smartphone, with 24/7 monitored CCTV and no permanent on-site staff.
This low-impact, secure facility is intended to address previous redevelopment failures for retail, light industrial use, and restaurant operations; plans which had been rejected over traffic and suitability concerns.

“This is a smart solution to a long-running problem,” stated Susana Garcia, Chief Operating Officer at SRA Ventures, citing the site’s growing safety risks and unsuitability for other uses.
If the plans receive approval, demolition of the former abattoir could commence before the end of 2025, with the initial batch of storage units set to open in early 2026.
