New marketing suite unveiled at 200 Broomielaw in Glasgow

REAL estate investment firm AM alpha has unveiled its brand-new marketing suite on the newly completed 8th floor at 200 Broomielaw in Glasgow.

The 80,000 sq ft Grade A office building, situated in a stunning waterfront location in Glasgow’s city centre, is currently being extensively refurbished. 

Reinforcing its wider strategy to create one of Scotland’s most environmentally friendly office buildings, AM alpha instructed leading interior and architectural practice C2 Concepts to create a marketing suite that was designed with sustainability at its core, with all furniture either second-hand or made from eco-friendly materials.

Produced by small businesses, the cushions are all made from recycled or reclaimed fabrics, including recycled coffee sacks, the vases are all made from recycled glass, the plant pots are 3D-printed using recycled plastics and there is a cocoon chair which is made from a firm felt constructed with 100% post-consumer recycled plastic bottles that are pulled from the canals in Amsterdam.

As with the rest of the building, it was designed with the planet in mind and we’re proud to say it features only recycled or second-hand furniture, supporting our all-encompassing approach to sustainability.”

At the end of 2021, AM alpha announced 200 Broomielaw is to be fully electric from 100% renewable sources to minimise the building’s environmental impact.  The investment firm has now also committed to achieving an EPC A rating for the building, which will result in 200 Broomielaw being the first refurbished building with no gas to attain the rating in Scotland.

Martin Lemke continued: “The combination of renewable energy, smart building design, high quality specification and intelligent technology will make 200 Broomielaw one of the most energy efficient office developments in Scotland. We are targeting an EPC A rating and have installed sustainable technology to help our occupiers reduce their carbon footprints and meet future environmental targets.”

In addition to being fully electric, 200 Broomielaw features a host of sustainability benefits including efficient new M&E services, electric car charging points and intelligent LG7 LED lighting. Facilities to support active travel have been included in the building and a Platinum CycleScore Certification has been achieved. There will also be a full wellness suite with yoga studio and gym-style changing rooms at the basement level.

Alex Mackay from JLL, joint letting agent alongside Reith Lambert, added: “With market-leading environmental credentials, including the EPC A target, unrivalled views, wellbeing facilities and quality of space, 200 Broomielaw is arguably the best office building available in Glasgow.  It will provide the city with much needed Grade A office space upon completion, and given the demand, we can make the 8th floor available for occupation now the works are complete, allowing early access for fit-outs.”
