Knight Property Group has acquired one of Scotland’s most recognisable industrial buildings in an off-market deal, with plans to deliver a major refurbishment and rebrand ahead of its release to the market in Q4 2026.

The property, widely known as The Big Blue Shed, extends to 143,700 sq ft and includes a fully sprinklered mezzanine floor of approximately 85,000 sq ft. Located on a prominent six-acre site within Bellshill Industrial Estate in North Lanarkshire, the facility is expected to appeal to occupiers seeking high-quality space for e-commerce, logistics and clothing distribution.

The detached warehouse offers a clear internal height of between 8.5 and 10 metres, alongside five dock-loading bays and four ground-level loading doors. It also features a fully sprinklered warehouse and around 3,900 sq ft of office accommodation.

Knight Property Group is set to undertake a comprehensive refurbishment programme aimed at repositioning the building for modern occupier requirements. Planned works include upgrades to the external walls, roof and cladding, improvements to yard surfacing and external concrete areas, full internal redecoration, and the refurbishment of office and welfare facilities. Completion is scheduled for Q4 this year.

The property is surrounded by major occupiers including Morrisons’ Scottish Distribution Centre, DHL, Yodel, TNT/FedEx Express, Wincanton, Müller, Renewable Energy Systems, Greenham and MAN Truck & Bus.
