Knight Property Group has completed the acquisition of Atholl Exchange, a prominent office building in the heart of Edinburgh’s Exchange District, with plans underway for a comprehensive refurbishment and repositioning programme.

Located on Canning Street, the modern steel-framed corner building extends to 9,934 sq ft and is arranged over basement, ground and four upper floors. The all-electric property features open plan office floorplates and a full-height atrium, providing strong natural light through the reception area, alongside occupier amenities including LED lighting, lift access, secure bike storage, entry systems and dedicated car parking.

The Scottish property firm is set to deliver a strategic upgrade of the building, with works focused on refurbishing vacant floors, enhancing the atrium and common areas, and improving the external frontage. The aim is to elevate both the quality of the accommodation and the overall occupier experience.

Atholl Exchange occupies a prime position close to Edinburgh’s West End within one of the city’s key financial and professional office districts. The location offers excellent connectivity, with Haymarket Station and the West End tram stop both within easy walking distance.

Nearby amenities include the Edinburgh International Conference Centre, the Sheraton Grand Hotel and the Waldorf Astoria Edinburgh, alongside a wide range of hospitality and leisure offerings in the West End.

The building is currently home to occupiers including EYCO, Westerwood Development Company and Land Use Consultants (LUC), with the first and second floors presently available to let.
