Hurstwood Holdings has strengthened its growing Scottish portfolio with the acquisition of one of Edinburgh’s most prominent office buildings. The Manchester-headquartered property investment and development company has purchased 7 Lochside View, a 60,167 sq ft Grade A office building at Edinburgh Park, for an undisclosed sum in an off-market deal.

The property was previously sold for £13.3 million in 2018 to Redefine. Constructed in 2002, the three-storey building offers modern office accommodation alongside 239 dedicated car parking spaces. It is currently occupied by two tenants – financial technology firm Origo Services Limited and global engineering and professional services consultancy WSP UK Limited – who together occupy approximately 20,000 sq ft.

Positioned at the main entrance to Edinburgh Park, widely regarded as one of Scotland’s premier business parks, 7 Lochside View occupies a highly visible site with exceptional frontage to both the A8 Glasgow Road and the Edinburgh City Bypass. The location provides excellent connectivity, sitting just minutes from Edinburgh Airport and the city centre. Edinburgh Park continues to attract significant inward investment, reflecting the capital’s status as one of the UK’s fastest-growing cities.

Hurstwood Holdings plans to comprehensively reposition the building, launching a £1.5 million refurbishment programme aimed at creating a best-in-class workplace environment. The upgraded space will include a range of modern occupier amenities, such as a gym, enhanced cycle facilities, and high-quality breakout, conferencing and meeting areas. The refurbishment will also introduce flexible accommodation through a new business centre, with suites ranging from 1,000 sq ft to full floorplates, catering to evolving occupier requirements.

Stephen Ashworth FRICS, Executive Chairman of Hurstwood Holdings, described the deal as a landmark acquisition. He said: “This is a high-profile acquisition for Hurstwood and an important addition to our growing Scottish portfolio, marking another significant investment in Scotland’s commercial property market.

“Hurstwood Holdings and its sister companies continue a strong year of acquisitions across industrial and office assets throughout England, Scotland and Wales. This latest deal takes our total acquisitions across the group to over £10 million so far this year, with further deals planned that are expected to exceed £20 million, taking the national portfolio to well over £400 million.”
