Miller Homes, one of Scotland’s leading housebuilders, has announced the acquisition of 91 acres of land across multiple locations in the east of Scotland, paving the way for the construction of 676 new homes within commuting distance of Edinburgh.

The newly acquired sites include East Calder Oaks in East Calder, West Craigs Mews in Edinburgh, Miller Homes at Shawfair in Midlothian, and Avonside Wisp in Whitecross. These developments are part of the company’s ongoing strategy to address housing demand in popular towns and communities surrounding the capital.

Gary Heaney, regional operations director at Miller Homes, described the move as a milestone for the company’s regional ambitions. He commented:

“The acquisition of these four sites marks a significant step in our long-term commitment to creating sustainable, thriving communities across the east of Scotland. By investing in areas where people genuinely want to live, we’re striving to shape integrated neighbourhoods that our buyers will be proud to call home for generations to come. With continued strong demand for high-quality new homes in and around Edinburgh, we’re looking forward to playing a part in the next chapter of these already thriving local communities.”

The developments will offer a diverse mix of property types and sizes, catering to a wide range of buyers, from those looking to upsize or downsize, to new residents moving into these vibrant communities. The first homes at Miller Homes at Shawfair are expected to be ready by October 2025, with East Calder Oaks and West Craigs Mews following in February 2026, and Avonside Wisp in March 2026.

The East Calder Oaks development will feature 67 four- and five-bedroom detached homes, plus 23 affordable units. West Craigs Mews will provide 92 homes, including terraced, townhouse, and detached options, as well as 49 affordable homes. At Shawfair, 176 homes will be built, ranging from two- and three-bedroom terraced and semi-detached properties to larger detached homes, with 44 affordable units included. Avonside Wisp in Whitecross will comprise 169 three-, four-, and five-bedroom homes, alongside 56 affordable homes.

Miller Homes emphasized its commitment to delivering energy-efficient homes and working closely with local communities and the natural environment. The company estimates that the four new developments will support more than 2,300 jobs, according to the Home Builders Federation housing calculator.

Miller Homes continues to play a significant role in shaping Scotland’s residential landscape, with the company currently active on numerous projects across the country and recently completed the acquisition of an 11-acre site in Bonnyrigg for the Dalhousie Gate development, which will bring an additional 85 homes to the area.
