CBRE and Savills have been instructed by Stamford to bring NEW YARDS, a 185,000 sq ft office development in Edinburgh’s West End, to the market.

Situated just minutes from Haymarket Station and key public transport routes, NEW YARDS offers outstanding connectivity and access to an array of local amenities in one of the UK’s most dynamic office markets.

Designed to suit a wide variety of occupiers, from fast-growing SMEs to large corporates, the building features large, adaptable floorplates that can be subdivided or interconnected to suit requirements. Among its standout features are double-height winter gardens, a rooftop terrace with panoramic views, dedicated wellness rooms, changing facilities, a café, and a 200-capacity event and collaboration space.

Stamford, together with architects, 7N, placed a strong focus on sustainability and occupier wellbeing when developing NEW YARDS, which is targeting Net Zero Carbon in operation, and will incorporate advanced touch-free technology, alongside SMART building infrastructure designed to adapt seamlessly to user needs, enhancing comfort, efficiency, and safety throughout the workspace.

With a chronic shortage of prime Grade A office stock in Edinburgh, NEW YARDS presents a rare opportunity for forward-thinking businesses to secure off-plan, best-in-class workspace ahead of delivery.

Angela Lowe, Senior Director at CBRE, said: “We’re pleased to be launching NEW YARDS on behalf of Stamford, especially at such a crucial moment for Edinburgh’s office market. With prime Grade A supply tightening rapidly, it’s more important than ever for occupiers to plan ahead to ensure their future office space supports both their growth ambitions and core values.

“Combining impressive scale, top-tier ESG credentials, outstanding amenities, and exceptional design flexibility, NEW YARDS offers a unique pre-let opportunity that enables forward-thinking businesses to secure future-ready workspace. We’re confident it will attract strong interest from occupiers keen to get ahead of the curve and secure in-demand space off-plan.”

Mike Irvine, Director at Savills, said: “Prime Grade A supply in Edinburgh remains under significant pressure, with very few options currently available or coming forward. NEW YARDS bridges that gap offering scale, adaptability, and ESG excellence in a location that ticks every box. We anticipate strong interest from occupiers looking to futureproof their working environments by securing the best space off-plan before delivery.”
